Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Damper Repair: The Miami Owner’s Guide
If you have a DuraFlex chimney damper that’s stuck, warped, or not sealing, we repair and replace them throughout Miami, and we keep the common part sizes on the truck. Most DuraFlex damper repairs run $285 to $640 installed, depending on whether we’re rebuilding the frame or swapping the whole assembly. We can typically get you on the schedule within a few days, not weeks.
Most Miami homeowners notice the problem the same way: the damper won’t close all the way in summer, so air-conditioned air slips up the chimney, or it won’t open smoothly in winter and smoke backs into the living room. Sometimes it’s the cable that snapped. Sometimes corrosion has eaten through the frame. Either way, you don’t have to guess. We can tell you what’s wrong and what it costs before any work begins.
Which DuraFlex Models This Applies To
DuraFlex dampers fall into two main groups: the cast-top damper that mounts at the crown of the chimney, and the throat-mount damper that sits just above the firebox. The cast-top models, which most Miami homes have, come in standard sizes measured by the inside flue tile dimensions, usually 8×8, 8×12, 12×12, or round liners at 6, 7, or 8 inches.
Here’s the compatibility gotcha: the DuraFlex cast-top damper bolts to a perimeter frame that must match your flue tile exactly. If your flue tile is even a half-inch off the nominal size, the frame won’t seat, and leaks persist. This is the most common reason damper repairs fail after a “successful” first visit. We measure the flue opening, not the old damper, because the old unit may have been wrong from the start.
Ashby Chimney Miami is an independent service provider, not a DuraFlex dealer or representative. We install DuraFlex-compatible parts from trusted chimney-trade suppliers, along with parts from HeatShield and Gelco, and we’re honest about when a quality aftermarket option matches the OEM spec without the OEM markup.

Signs Your DuraFlex Damper Repair Is Failing
- You can’t fully close the damper in summer. A warped frame or corroded hinge keeps the blade from seating against the gasket, so conditioned air leaks up the flue. Miami’s humidity accelerates corrosion on exposed metal parts, especially within 3 to 5 years on homes near the coast.
- You feel a draft or see ash dust in the firebox when the fireplace isn’t in use. This almost always points to a failed seal. The fiberglass gasket on a DuraFlex damper breaks down over time, and once it’s gone, the damper can’t block outside air.
- The cable or lever is stiff, loose, or disconnected. The stainless cable kits on DuraFlex dampers are good, but the spring tensioner can seize up in Miami’s salt-heavy air. If the cable snaps, the damper is stuck wherever it was when the cable broke.
- You smell soot or chimney odor even after a sweep. A damper that won’t seal is why the smell returns. In Miami’s wet season, moisture mixed with soot creates that musty, acrid smell, and the damper is the only thing between that and your living room.
- Rust staining or water marks appear on the firebrick below the damper. The DuraFlex top assembly is designed to shed rain, but a cracked cap or worn gasket lets water channel down the flue. Over time, that water damage spreads into the firebox and smoke chamber.

AfterReplacement Cost & What’s Included
For DuraFlex damper work in Miami, most repairs land between $285 and $640 installed. A cable kit replacement is the low end. A new gasket and reseal drops in the middle. A full top-mount replacement, where we remove the old frame, clean the flue tile rim, and install a new damper assembly, hits the upper range.
Every job gets a written price before we touch anything. That price includes the part, the labor, the sealant, and disposal of the old unit. If we get on the roof and find the flue tile itself is cracked, we’ll show you photos and give you a separate price for that repair before proceeding. Nothing gets recommended without evidence you can see.
The Kingswell Guarantee covers every damper repair we complete. If it fails within the guarantee period, we return and correct it at no charge. It’s written on your invoice, not hiding in fine print.
DIY or Call Us?
You can safely check a few things without tools: look up into the flue with a flashlight to see if the damper is open or closed, check whether the cable is attached, and look for rust flakes or water staining around the firebox. Those observations help us diagnose faster.
Replacing a DuraFlex damper is roof work. You’re dealing with height, lifting a 20 to 40 pound assembly, and sealing it so Miami’s rain doesn’t start a slow leak inside your chimney chase. A bad fall from a single-story roof is a serious injury, and a bad seal is a $4,000 water damage problem later. This one isn’t a Saturday morning project. If you’ve already got the part off and it’s worse than you thought, call us at (850) 787-8597 and we’ll sort it out.
FAQs
Realistically, 8 to 12 years in Miami’s humid, salt-tinged air. Homes right on the water, like Key Biscayne or Coconut Grove, run closer to 6 to 8 years before the stainless hardware starts showing meaningful corrosion. Regular inspection during your annual sweep catches it early. Call (850) 787-8597 if you’re not sure when yours was last checked.
Yes, in most cases. If the blade is sound, we can replace the gasket, re-tension the cable, and reseal the frame for under $350 in most Miami homes. We replace the whole unit only when the frame is warped from overheating or the hinge has corroded to the point that the blade won’t seat.
Most replacements run 60 to 90 minutes on site, including removing the old assembly, cleaning the flue rim, seating the new frame, and testing the cable from inside the firebox. If we find damaged flue tile during the job, that adds time and a separate written quote.
We stock the most common Miami sizes: 8×8, 8×12, 12×12, and round 6, 7, and 8 inch. If your flue is an uncommon size, we’ll have the right part in hand for a follow-up visit within a few days. You’ll know the exact price before we order anything.
