Famco Damper Repair: The Miami Owner’s Guide
A Famco damper repair in Miami typically runs between $285 and $540 installed, depending on whether we’re replacing the damper plate, the cable assembly, or the full frame. We stock Famco-compatible parts on our trucks, so most repairs happen the same day we diagnose the problem. The way most homeowners find us: the damper handle suddenly spins free, or the plate won’t stay open, or there’s a rusted groan when you try to close it and cold air is pouring down the flue.
The honest reality down here is that South Florida’s salt air and summer humidity chew through damper hardware faster than almost anywhere else in the country. Steel cables corrode. Cast iron plates pit and seize. We see it in Coral Gables, Coconut Grove, Pinecrest, Kendall, and out toward Doral almost weekly. The good news is that Famco dampers are among the more straightforward units to repair, and we keep the common wear parts in stock.
Which Famco Models This Applies To
Famco makes several damper lines, but in Miami we mostly run into three. The Famco SC (standard cast iron) and LC (low clearance) series are the ones we encounter most on 1980s-to-2000s fireplaces throughout Miami. We also see the newer Famco SS, which uses a stainless steel frame and is more resistant to a coastal climate, though the cable mechanism can still fail even when the frame itself looks brand new.
The model number is usually stamped right on the damper frame itself. If you can open the damper plate fully and crouch down with a flashlight, look at the inside lip of the frame, often on the left or right edge. You’ll see something like “SC 24” or “LC 30,” and that number is the throat width in inches. This matters because a 24-inch Famco damper is not interchangeable with a 24-inch from Vestal or another brand. The mounting holes, frame depth, and plate geometry are different. When we come out to Miami homes, we always verify the stamp before quoting anything, because guessing here means wasted parts and a second trip.
One more compatibility gotcha worth knowing: Famco dampers built before roughly 1998 used a chain-and-pulley style handle, while later units moved to a cable drive. If you’re calling around for a used or aftermarket part, be aware that the early chain hardware is getting hard to find. In our experience, a quality aftermarket cable assembly works fine on most post-1998 units, but if your serial or date code shows an early model, we usually recommend replacing the entire damper assembly rather than hunting for a chain kit that’s been out of production for two decades.
We should be clear on one thing: Ashby Chimney Miami is an independent chimney service company. We’re not affiliated with Famco, which means we stock Famco-compatible repair components and have years of hands-on experience with their dampers, but we are not a factory-authorized dealer. What you get with us is a straight answer about whether the part can be repaired or should be replaced entirely.

Signs Your Famco Damper Repair Is Failing
- The handle spins without resistance. That usually means the cable has snapped or slipped off its pulley at the bracket. It’s the single most common Famco failure we see in Miami, because the cable’s steel core wicks moisture from the air and rusts internally even when the outer jacket looks fine.
- The damper plate won’t stay closed, or slams shut on its own. This is a detent spring or wedge pin that has corroded flat. When the wedge loses its bite, there’s nothing holding the plate in position, and the plate’s own weight takes over.
- A grinding or metal-on-metal groan when you operate the lever. The pivot bushings on the frame are binding. In a coastal climate like Miami’s, the original mild steel bushings often seize after a decade or two, and forcing the lever just scores the pivot rod.
- Visible rust weeping through the handle escutcheon or down the frame. Condensation from your chimney chase or from the inside of the firebox accumulates on the metal, and once the plating or paint is compromised, the cast iron frame starts shedding rust flakes into your firebox.
- Cold air, damp air, or a musty smell coming down from the fireplace even when the damper is closed. This points to warped frame edges or a plate that no longer seats evenly. In humid Miami months, a failed damper seal is also how you get that old-basement smell in a living room that has no basement.

AfterReplacement Cost & What’s Included
Here’s the price picture in Miami, straight and in writing:
- Cable or chain replacement only: $285 – $340. Parts and labor. We replace the full cable assembly, not a spliced section, and we lubricate and reseat the pulley. Usually under an hour.
- Damper plate replacement (new cast iron or stainless plate): $340 – $450. Price depends on whether we need a standard SC plate or a stainless SS plate, and whether the frame is still true.
- Full damper replacement (frame, plate, hardware): $430 – $540 installed, assuming standard fireplace dimensions and no masonry repair needed. This is the most common outcome when the frame itself is rusted through or warped.
The number we write down before any work starts is the number on the invoice. That’s not a sales line; it’s the Kingswell Way, and it’s what Nathan Corliss has done since we opened in 2002. If we find the situation is worse once the damper comes out, we stop, show you what we found, and write a new number before we proceed. You decide, not us.
Every Famco damper repair we do in Miami is covered by the 365-Day Done Right Promise. If the repair fails within a year of installation, we come back and correct it at no charge. That’s in writing, on every job, including the free second visit if it’s needed.
DIY or Call Us?
There are a couple of safe things you can check on your own. Look up into the damper opening with a flashlight and note the stamp code on the frame. See if the cable is visibly snapped or still connected at the handle bracket. Test whether the plate moves freely through its full range, or if it’s binding at a certain point. Those three checks take five minutes and help you talk to any chimney company intelligently.
The repair itself is a different matter. Damper cables on Famco units run into the firebox throat, and the pivot hardware is under steady tension when the plate is positioned. A snapped cable can recoil, and even a low-tension damper spring can pinch fingers badly if it lets go while your hand is inside the throat. It’s not garage door spring dangerous, but it’s not a homeowner’s Saturday afternoon project either. If the plate is seized, you’ll be grinding out old bushings and risking damage to the firebox masonry around the frame. For what the repair costs versus the cost of cracked refractory panels or a cut hand, this is one to leave to a trained chimney tech. Call us at (850) 787-8597 and we’ll get it diagnosed and fixed properly, with a written price before anything comes off the truck.
FAQs
In Miami’s humid, salt-tinged air, we typically see original Famco dampers last 15 to 20 years before the cable or pivot hardware needs attention. Coastal homes closer to Biscayne Bay, Key Biscayne, or the water in Coral Gables can see hardware failures in as few as 10 years because the salt aerosol accelerates corrosion. A stainless Famco SS frame will outlast a standard cast iron SC frame, but its cable mechanism still wears at the same rate. If your damper is making noise or not seating, call us at (850) 787-8597 before the rust spreads to the frame, because replacing just the cable is a lot cheaper than a full swap.
It depends on what has failed, and we won’t know for certain until we open the plate and inspect the frame, but cables, chains, detent springs, and wedge pins are all replaceable components. If the cast iron frame itself is warped, cracked, or deeply pitted with rust, a repair will not hold and replacement is the honest answer. Plenty of Miami homeowners get another decade from a damper with a simple cable kit. We’ll show you the frame condition with a camera and let you make the call based on what you see. Estimates are free; call (850) 787-8597 to book.
Most cable and plate replacements take 45 to 90 minutes from start to finish. A full frame replacement runs closer to 2 hours, and that’s where much of the labor cost difference comes from. We arrive with the common Famco hardware already on the truck, so we don’t have to reschedule you for a second visit while parts ship.
Yes, we keep the common Famco cables, detent springs, wedge pins, and standard SC and LC damper plates on the truck. For oddball sizes, like an SC 36 or an SS unit in an older Miami Beach fireplace, we may need a day or two to source the part, but we’ll tell you that at the time of diagnosis and lock in the written price before we leave. We also stock parts for other chimney systems, including DuraFlex, HeatShield, and Gelco, so if there’s a secondary issue inside the flue, we can usually address it the same visit.
If your Famco damper is fighting you, the fix is probably simpler than you think. Tell me the price first, then explain the work, everything else is just noise. We’ll show up, show you the problem, and put the number in writing before we touch a tool. Pick up the phone and call (850) 787-8597 for a free estimate. If you call when we’re on a roof, a live person still answers, day or night.
