Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Gelco Chimney Sweep in Miami: What to Know First
Gelco chimney sweep in Miami typically runs between $189 and $329 for a standard annual cleaning, and we complete most jobs in under two hours. We’re an independent Gelco service provider, which means we work on Gelco flue liners, caps, and chase covers without being tied to the manufacturer’s service schedule or pricing. The number you’ll see on our written estimate is the number you’ll pay.
If you own a Gelco product and need it swept, inspected, or evaluated, call (850) 787-8597. A live person answers, day or night. No callbacks. No forms. We’ll book your sweep and tell you exactly what to expect before we arrive.
How Gelco Products Fail – and How We Fix Them
- Gelco ceramic liner surface glaze cracking in high-humidity Miami summers. Miami’s salt air and 70%+ average humidity do a number on older Gelco ceramic liners. We regularly see hairline cracks in the glaze layer of Gelco’s standard ceramic flue liners within ten to twelve years of install. During a sweep, our brushes catch on those micro-fractures. We document every crack with a camera before we touch anything, then recommend either HeatShield resurfacing or a selective liner replacement, depending on how deep the crack runs. Most owners don’t need a full replacement.
- Creosote bonding at Gelco mortar joints before it bonds anywhere else. On Gelco clay tile liners, the mortar joints between tiles are the first place creosote grabs hold. In Miami homes that burn occasional fires during our short “cold” season, the fires never get hot enough to burn off that early-stage creosote, so it hardens at the joints. A standard sweep removes it, but we always inspect those joints afterward with a close-up camera. Loose or eroded Gelco mortar is a fix we can do same-day in most cases.
- Gelco stainless steel chase covers corroding from coastal salt exposure. Homes in Coral Gables, Coconut Grove, and Key Biscayne sit close enough to the ocean that salt spray finds its way onto rooftop chase covers. Gelco’s galvanized chase covers hold up fine inland but show rust pitting within five to seven years in coastal Miami. If your sweep includes a rooftop inspection and we find a corroded Gelco cover, we’ll quote a stainless replacement and show you photos of the rust before you decide anything.
- Improperly sized Gelco liners installed by previous contractors causing excessive soot buildup. This one shows up more in Miami than you’d expect, especially in older homes that had a Gelco liner retrofitted into an original masonry chimney. If the liner diameter doesn’t match the fireplace opening or appliance exhaust volume, soot collects faster than it should. During your sweep, we measure the liner and compare it to what your fireplace or stove actually needs. If it’s undersized, we tell you straight, with numbers in hand, and explain what a correctly sized Gelco or aftermarket liner would cost.
- Gelco cap mesh clogging from Miami’s summer insect and debris season. Miami’s wet season brings lovebugs, palm fronds, and windblown seed pods. Gelco chimney caps with standard mesh do their job but clog faster here than in drier climates. When a cap mesh gets fully blocked, smoke backs up into the home. During any Gelco sweep, we clear the cap mesh and check it for rust. If it’s clogged beyond saving, we replace it with a cap that has a slightly wider mesh spacing to handle Miami’s debris load without trapping everything.

Our Gelco Chimney Sweep Process
- 1
You call, we answer. A live person picks up at (850) 787-8597, asks about your fireplace or chimney, and books a two-hour arrival window. Nathan Corliss or one of our background-checked technicians shows up in uniform, with shoe covers, drop cloths, and a written price in hand.
- 2
We lay eyes on the entire system before any brushing. That means the firebox, damper, smoke chamber, flue, cap, and any Gelco-specific components. We run a camera from the top down and the bottom up. If you haven’t had a Gelco inspection in a few years, we’ll tell you then and there whether a Level 1 or Level 2 inspection makes more sense alongside your sweep.
- 3
We sweep using brushes matched to your Gelco liner material. Gelco ceramic liners get a gentler poly brush. Stainless steel liners get a steel or wire brush, depending on creosote stage. Clay tile liners with stubborn glaze or stage-two creosote get rotary cleaning. We never use a one-brush-fits-all approach on Gelco products.
- 4
Parts decisions happen in front of you. If we find a cracked Gelco tile, a rusted chase cover, or a failing cap, we show you the camera footage and explain your options: OEM Gelco replacement part, quality aftermarket equivalent, or sometimes no repair at all if the issue can safely wait. The price for any repair is written before we start it. The invoice will match.
- 5
We test the draft and clean up. After the sweep, we check the draw on your fireplace or stove, make sure smoke moves up and out correctly, and leave your firebox and hearth cleaner than we found them. You get a written report with photos from the sweep.
- 6
The guarantee goes in writing. Every repair we complete carries our written guarantee. If a covered Gelco repair fails within the guarantee period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s included. Not sold as an add-on.

Why Miami Homeowners Call Ashby Chimney Miami for Gelco Work
We’ve been in business since 2002, and most of our Miami Gelco calls come from homeowners who had a bad experience somewhere else. A tech who never showed. A price that jumped at the door. A liner repair that failed within weeks. That’s not how we work. We put the price in writing before any work starts, and every repair carries a written guarantee. If a covered repair fails, we return at no charge. That’s the Kingswell Guarantee, and it’s been the way we operate since day one.
Our technicians are background-checked and uniformed, so you know exactly who’s walking into your home. And we keep real Gelco-specific parts and materials on hand, plus backup options from DuraFlex and HeatShield when an OEM part isn’t the best choice for your situation. Nathan Corliss has spent nearly three decades cleaning and inspecting chimneys across South Florida, from older Coral Gables estate homes to new construction in Brickell. He’s seen just about every way a flue can go wrong in a humid coastal climate, and he’ll tell you what’s what without overselling a thing.
FAQs
A Gelco chimney sweep in Miami typically costs between $189 and $249 for a standard annual cleaning, with heavy creosote removal pushing that closer to $349. The price you’ll pay is written down before we start, and it doesn’t change at the invoice. Call (850) 787-8597 for an exact quote based on your fireplace, roof access, and last sweep date.
No. Routine chimney sweeping and inspection are standard maintenance, and using an independent service like Ashby Chimney Miami does not void a Gelco warranty. What can void a warranty is using the wrong brush type or ignoring documented liner damage. That’s why we always match our brushes to your specific Gelco liner material and give you a written record of every sweep and inspection.
Once a year, minimum, even if you only burn fires a handful of times during Miami’s short cool season. The humidity and salt air accelerate creosote bonding and metal corrosion. If you burn more than three fires a week during the winter months, we recommend twice a year. An annual Gelco sweep also gives us a chance to check for the early-stage corrosion and glaze cracking we see regularly in coastal Miami homes, before those issues turn into expensive repairs.
Yes, and sometimes we recommend it. Gelco makes solid products, but for certain components like chase covers and caps, a quality aftermarket stainless part can outlast an OEM galvanized part in Miami’s coastal air. We’ll always show you what we’re quoting, explain the material difference, and let you decide. We stock Gelco parts alongside DuraFlex and HeatShield materials, so the choice is yours and the price is always in writing.
Most Gelco liners we see in Miami can be repaired rather than replaced. Hairline cracks in the glaze layer, minor mortar joint erosion, and small sections of surface spalling are all candidates for HeatShield resurfacing or targeted spot repair, which costs significantly less than a full liner replacement. We’ll make that call only after a camera inspection, and we’ll show you the footage so you can see exactly what we’re seeing. If it can safely wait, we’ll tell you that too.
Most annual Gelco sweeps in Miami are scheduled within three to five business days. We book two-hour arrival windows and the phone is answered by a live person around the clock. If you’ve got a problem that needs a quicker look, call (850) 787-8597 and we’ll tell you straight what our schedule looks like. Tell me the price first, then explain the work, everything else is just noise.
