Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Chimney Sweep in Miami: What to Know First
We provide independent DuraFlex chimney sweep and inspection services throughout Miami, with most single-flue sweeps completed in 60 to 90 minutes and priced between $189 and $289 before any repair work is discussed. As an independent DuraFlex service provider, we are not affiliated with or authorized by the manufacturer, but our technicians work on these liners weekly and know exactly what to look for inside them. If you own a home in Miami with a DuraFlex liner and it has been more than a year since your last sweep, call (850) 787-8597 and we will give you a written price before anyone sets foot on your roof.
This page is for DuraFlex owners who want straight answers about how their liner behaves in South Florida’s humidity, what a proper sweep should include, and what it should cost. No scare tactics, no surprise add-ons at the door. Just the facts we have learned from cleaning hundreds of these systems across Miami-Dade County.
How DuraFlex Products Fail – and How We Fix Them
DuraFlex liners are solidly built, but Miami’s salt air and wet season push every chimney component harder than most climates do. Here are the five failure patterns we see most often on DuraFlex systems in Miami homes, and what we do about each one.
- Creosote glazing on DuraFlex 316L smooth-wall liners. The smooth interior surface does a good job of shedding loose soot, but when wood is burned at low temperatures in a short Florida fire season, creosote bakes on as a hard glaze. This is the most common issue we find on DuraFlex 316L in Coral Gables and Pinecrest homes with open fireplaces. We remove it with rotary chimney sweeping tools sized to the liner diameter, not wire brushes that can scratch the alloy and give creosote a fresh grip next season.
- Pitting at the seam welds on DuraFlex 304 liners exposed to salt air. Homes within a mile of Biscayne Bay tend to show early corrosion at the welded seams where the liner sections join. It starts as cosmetic freckling and, left alone, becomes pinhole leakage. During every sweep we run a camera down the full liner length specifically checking seam condition, and we photograph anything we find so you can see it yourself before we discuss a repair.
- Loose or shifted sections on DuraFlex Pro double-wall liners. The Pro series is frequently specified for high-efficiency gas appliances, but in Miami we regularly see installers route these liners through older clay-tile chases that were never properly supported. The liner shifts, joints separate slightly, and combustion gases find an exit that is not the flue cap. A Level 2 camera inspection after the sweep catches this every time, and we can often correct it with proper supports and joint re-seating rather than a full reline.
- Damaged or missing rain caps on DuraFlex terminations. Miami’s summer downpours test every cap and collar, and by October we see roofs where a cap has blown loose or rusted through. Water pooling inside the liner accelerates creosote bonding and degrades the chimney structure. We stock replacement caps sized for 4-inch, 5.5-inch, and 6-inch DuraFlex liners and typically swap them during the sweep visit when we can see a problem.
- Washed-out refractory mortar at the crown that lets water run down the outside of the DuraFlex liner. This is more crown repair than liner work, but it is the quiet killer of Miami chimney systems. Water follows the liner down the flue, traps against the original clay tile, and creates a humid micro-environment that corrodes even 316L alloy from the outside. We flag this during the sweep and can usually repoint or seal the crown the same day with materials rated for our coastal conditions.

Our DuraFlex Chimney Sweep Process
Every DuraFlex job in Miami follows the same six steps, whether you are in Kendall or Key Biscayne. We put it all in writing before the work starts, and we show you the proof before we leave.
- 1
Call and booking. A live person answers (850) 787-8597 and books your visit inside a real arrival window. Not a four-hour hold or a callback form.
- 2
Arrival and write-up. A background-checked, uniformed technician arrives, tours the fireplace and roof, and writes you a firm price before any tool touches the chimney.
- 3
Sweep with rotary tools. We use poly and steel rotary heads sized to your DuraFlex liner diameter. The goal is creosote and soot removal without scratching the alloy surface, which is the fastest way to make next year’s buildup worse.
- 4
Camera inspection of the full flue. Every DuraFlex sweep includes a camera pass. We are looking for the seam issues, joint separation, and water damage described above. You see the photos, not just our word.
- 5
Repair discussion with evidence. If the camera finds something, we show you the frame. Then we give you a written repair price. If nothing needs fixing, we say so plainly. No invented liner emergencies.
- 6
Cleanup and written guarantee. We leave the hearth area cleaner than we found it, and every sweep carries our written workmanship guarantee. If anything we touched fails inside the guarantee period, we come back at no charge.

AfterWhat DuraFlex Chimney Sweep Costs in Miami
Here are real numbers from Miami jobs, not national averages that do not account for our roof pitches, salt exposure, or the condition of coastal flues. Every price below is a range we quote in writing before work begins.
- Standard DuraFlex chimney sweep, one flue: $189 – $289 depending on creosote stage and roof access.
- Sweep plus camera inspection (Level 2): $249 – $349 when we need to document liner condition for a real estate transaction or after a storm season event.
- Glaze removal (Stage 3 creosote on 316L smooth-wall): $349 – $449. This is real labor; do not trust a $99 coupon price for glaze removal.
- Sweep with rain cap replacement: Add $75 – $140 for the part depending on liner diameter, plus the sweep itself.
- Sweep with crown sealing: Add $250 – $450 when the crown has washout that needs repair to protect the liner from Miami’s wet season.
The biggest price driver is creosote stage. A lightly used gas fireplace with a DuraFlex Pro liner sweeps quickly. A wood-burning fireplace in Coral Gables that burned unseasoned oak all winter with the damper half-closed takes real rotary work. We tell you the price before we start, and the invoice matches the quote at the door. Call (850) 787-8597 for a free estimate on your specific system.
Why Miami Homeowners Call Ashby Chimney Miami for DuraFlex Work
Nathan Corliss grew up in Los Angeles, trained at LA Trade-Technical College, and has spent the better part of three decades working chimneys and fireplaces across South Florida. He and his crew have cleaned and inspected everything from older Coral Gables estate homes to new construction in Brickell, and they have seen just about every way a flue can go wrong in a humid coastal climate. “Tell me the price first, then explain the work – everything else is just noise.”
Our business has operated since 2002 under the Kingswell Guarantee, and we operate the Kingswell Way on every job: say the price, show up in the window, leave it cleaner, put the guarantee in writing, and come back if it fails. That is why every DuraFlex sweep includes a written price before work starts, a written guarantee when work is done, and a free second visit if any covered repair fails inside the guarantee period. We are also realistic that not every liner needs to be replaced, and when a DuraFlex liner is genuinely beyond saving, we can quote HeatShield or Gelco alternatives so you understand your full range of options. We answer the phone 24/7 with a live person, and the technician who walks through your door is the same background-checked professional you booked.
FAQs
No. Regular chimney sweeping is required maintenance under DuraFlex’s published owner documentation, and skipping it is what actually creates warranty disputes. We use rotary tools sized to your liner diameter and document every sweep with a camera pass so you have maintenance records if you ever file a claim.
We use OEM DuraFlex components when they are available and when they are the right call for the repair. For some older liner generations in Miami homes, OEM sections are no longer manufactured, and we use quality aftermarket connectors and caps from suppliers we trust. We will always tell you which one we are quoting, why, and what the price difference is.
Almost never. Stage 2 creosote is cleanable. We see well-meaning but aggressive contractors in Miami use scary inspection photos to sell full relines that a $229 sweep would have solved. We will show you the photo, explain what we can remove with rotary tools, and tell you honestly when the liner section is genuinely compromised and needs replacement.
Most sweeps are booked within three to seven days, and we run true arrival windows, not four-hour holds. If you have an active leak or a storm is approaching during hurricane season, call (850) 787-8597 and we will tell you what we can do to protect the system until a full appointment happens.
In Miami, you are gambling with two things: creosote buildup that makes a chimney fire more likely, and water entry that degrades the liner from the outside. Salt air makes corrosion faster here than in drier climates. A $189 – $289 sweep catches both problems before they become four-figure repairs. Call (850) 787-8597 and we will have a real person walk you through a written estimate.
